So why a Broker? Why not just walk into your local bank,
sit down and do it yourself ? After all you have been a loyal customer
at your banking institution for years. Allow me to put some perspective
on this subject.
As a Mortgage Broker I earn my living by finding superior
mortgages for my clients. I receive compensation only if I am able to
sucessfully bring a borrower and a lender together. When this happens
the LENDER will compensate me for finding them a new client and
sucessfully completing the mortgage transaction. The lender is pleased
because they recieve a new client. My clients are happy because I present
them with a superior mortgage, at no extra cost. I keep the process as
simple and efficient as possible and save my clients the frustration
and hassles involved with trying to shop the mortgage market and negotiate
rates on their own.
Having access to countless lenders all across Canada and
doing a high volume of mortgage business has some real advantages for
my clients. Whether your focus is getting the lowest rate possible or
some other mortgage feature I have access to everything and anything
available in Canada. Most people dont even know half of whats available
because their bank only wants them to know what they have.
Ultimately the interest rate you will get will be a reflection
of how much risk you represent to a lender. The lower the risk you represent
the lower the interest rate you get. My challenge is to present my clients
in a manner that will allow them to get the lowest possible interest rate for
their circumstances. This sounds simple but there are some definite
advantages in knowing how to present a client to a lender. This is one of
my specialties.
Ask yourself this. Will your local bank tell you what the
lowest possible interest rate is or will they try to earn additional
profit by playing hide-and-seek with your interest rate ? Will your bank
tell you about a special promotion on rates or a rebate on fees being
offered by another institution ? Will your bank tell you that there is a
mortgage that better suits your circumstances at a competitors institution.
The answer to all of the above questions is most likely...NO !
By allowing a Mortgage Broker to represent your mortgage needs
you will have access to the lowest rates, the best promotions and the
mortgage that truely is best suited for your needs.
